Marina Housing Market Was Steady in 2024
After a slow start to 2024, 151 homes sold in Marina and East Garrison before the year came to a close. As a reference, that’s 20 more than in 2023 and a dozen less than in 2022. This accounts for single family homes, condos and townhouses. Mobile homes are not counted in this equation.
The year started slow, with just two homes sold in January and four more in February. Then, in March, the market started a roll with 18 homes sold. In April, 13 more sold and 16 more in May. The summer months slowed a bit, averaging about a dozen a month and it stayed that way until November, when 23 homes sold before a typical December lull of just eight homes sold.
There were 132 new listings in Marina in 2024 and 67 of them fell into the $800,000 to $1,000,000 price range. Just two were priced from $1.6 to $1.8 million and two others from $400,000 to $600,000.
Most of the homes sold, 73 of them were between $800,000 and $1 million in price. Those homes averaged $536 per square foot. An interesting note is that homes that sold for the most, between $1.6 and $1.8 million, averaged just $503 per SF, while homes that sold between $400,000 and $600,000 averaged $560 per SF.
Currently, there are 22 homes on the market between East Garrison and Marina. Twelve are below $1 million and 10 are above that mark. The most expensive home on the market right now is 2977 Hayden Way at $1.775 million. It’s a beautiful 3,350 SF home on a private 8,352 SF lot. The least expensive is a condo, 320 Carmel Ave. #3, at $510,000.

Tragedy at the Beach

The man was one of two people locally that were swept out to sea during the recent storm on Dec. 23. A man was also swept off a rock along 17-Mile Drive near Point Joe. Neither he nor the man in Marina have been found.
